Introduced on 23 January 2023, the Fire Safety (England) Regulations place additional responsibilities on the Responsible Person for multi-occupied residential buildings.

For buildings over 11 metres in height, this includes:

  • Quarterly inspections of all fire doors within communal areas, including self-closing devices

  • Annual inspections (on a best endeavour basis) of all flat entrance doors leading onto communal areas

In addition, Responsible Persons must provide residents with clear information on the importance of fire doors and their role in maintaining fire safety within the building.
